South Tyneside house prices dropped in February

House prices dropped by 1.4% in South Tyneside in February, new figures show.

But the drop does not reverse the longer-term trend, which has seen property prices in the area achieve 9.2% annual growth.

The average South Tyneside house price in February was £160,550, Land Registry figures show – a 1.4% decrease on January.

Over the month, the picture was better than that across the North East, where prices decreased 2.3%, but South Tyneside underperformed compared to the 1% drop for the UK as a whole.

Over the last year, the average sale price of property in South Tyneside rose by £13,000 – putting the area seventh among the North East’s 12 local authorities with price data for annual growth.

The best annual growth in the region was in Stockton, where property prices increased on average by 11.8%, to £169,000. At the other end of the scale, properties in Sunderland gained just 5% in value, giving an average price of £141,000.

Winners and Losers

Owners of terraced houses fared worst in South Tyneside in February – they dropped 1.6% in price, to £141,933 on average. But over the last year, prices rose by 9.6%.

Among other types of property:

  • Detached: down 0.9% monthly; up 9.9% annually; £302,350 average
  • Semi-detached: down 1.4% monthly; up 9.5% annually; £179,949 average
  • Flats: down 1.3% monthly; up 6.4% annually; £91,567 average

First steps on the property ladder

First-time buyers in South Tyneside spent an average of £143,000 on their property – £12,000 more than a year ago, and £32,000 more than in February 2018.

By comparison, former owner-occupiers paid £178,000 on average in February – 25% more than first-time buyers.

How do property prices in South Tyneside compare?

Buyers paid roughly the same as the average price in the North East (£160,000) in February for a property in South Tyneside. Across the North East, property prices are roughly the same as those across the UK, where the average cost £288,000.

The most expensive properties in the North East were in North Tyneside – £203,000 on average, and 1.3 times as much as more than in South Tyneside. North Tyneside properties cost 1.5 times as much as homes in County Durham (£132,000 average), at the other end of the scale.
